BUILDING AFFORDABLE HOUSING WITH THE ENVIRONMENT IN MIND

The City is in the planning stages of partnering with a developer to build approximately 99 affordable LEED Certified rental units at the northwest corner of Atlantic and Carlin Avenue.  The development is proposed to have two and three-bedroom units in clustered three-story apartment buildings on 3.75 acres.ˇ The development would include a community center, day care or head start program, two play structures, computer room and will utilize sustainable building methods to the Leadership in Energy and Environmental Design (LEED) certified Silver standard.  The LEED Green Building Rating System? encourages and accelerates global adoption of sustainable green building and development practices through the creation and implementation of universally understood and accepted tools and performance criteria.


HOUSING IS ELIMINATING EMPTY HOMES

Empty homes can be a magnet for illicit activities.  The Housing Division has initiated a program utilizing a private non-profit developer to acquire vacant homes, renovate the homes and re-sell the homes to Lynwood residents at an affordable price.  The City has purchased 5525 Clark, 3076 Redwood, 3686 Virginia and 12986 Hansa Court for this purpose and has re-sold the homes at an affordable price.  

EXISTING PROJECTS

Habitat for Humanity and the City of Lynwood is currently under construction to build ten units of affordable LEED certified ownership homes at 4237 Imperial Highway and another 3 unit affordable housing project at 3254 Palm.  These projects are expected to be complete in January 2011 and December 2011.  These redevelopment projects will transform an abandoned lot into ten beautiful homes which will have three bedrooms and two baths.  Habitat and the Lynwood Redevelopment Agency staff conducted outreach in the community and selected thirteen families through an extensive application process.  Habitat will provide interest free loans to these first time homebuyers.   As one buyer stated,?We?ve worked very hard for what we have, despite working hard, we thought we could never afford a home.?  ?This home is a dream come true.?  

SENIOR HOUSING PROJECT UNDERWAY!!

After careful review of numerous developer proposals, the Lynwood Redevelopment Agency selected Cedars Engineering to purchase, rehabilitate, and rent 15 units of affordable senior housing at what was once the abandoned Kai Aloha Motel.  This public private partnership between the Agency and the developer built the first affordable senior housing project in the City of Lynwood. ?The Gardens? is completed and is now renting.   

EXTREME MAKEOVER

In an effort to address affordable housing needs and improve the housing stock in the community Habitat for Humanity of Greater Los Angeles in partnership with the Lynwood Redevelopment Agency was successful in acquiring over ten million dollars to acquire, rehabilitate and resell at least 30 homes in Lynwood.  After the homes are fixed and improved, Habitat will sell the homes to low income families at affordable prices. The Agency also purchased a dated triplex at 3250 Magnolia with the goal to renovate the building and provide affordable rental housing.  Within one year the Agency partnered with AOF/Pacific Affordable Housing and the triplex was completely rehabilitated.  New landscaping, garage doors, roofs, plumbing, new kitchens and cabinets, lighting and electrical connections were fully and professionally redone.  With a new picket fence in the front, the project is an asset to the community. The tenants, with the reduced rent and improved living conditions have new hope for a brighter future.
